Failure to abide by the Rental Rules will result in immediate eviction and/or loss of the renter’s deposit.
• No smoking of any kind (cigarettes, vape, etc.) is allowed inside the house.
• Smokers are responsible for depositing cigarette butts in the provided outdoor receptacles. You will be subject to an additional $200 per occurrence if our cleaning staff has to pick up cigarette butts.
• No parties of any kind.
• Quiet time is between 10:00pm-7:00am.
• No wet towels or clothing on the furniture.
• Only flush toilet paper and waste down the toilets.
• No solid food or waste is allowed down the kitchen sink drain as there is NO garbage disposal.
• There are exterior cameras monitoring the property, one facing the drive and the other by the entrance. There is a camera inside the locked owner’s closet. There are no other cameras inside the home. Disabling the cameras violates your rental agreement and will result in termination of your stay.
• Additional overnight guests not listed on reservation or over the maximum capacity of 14 will be charged $100 for each guest per night. We reserve the right to terminate your stay without a refund if you exceed the maximum occupancy of 14 guests.
• Visitors are allowed during the non-quiet time period between 7:00am and 10:00pm.
• No filming for commercial use without written consent from the owner.
• No glitter, confetti, or helium-filled balloons with strings allowed.
• Trash needs to be placed inside the dumpster at the end of the driveway.

50% down at time of booking. The remaining balance is due 30 days before check-in.

Written (email) notice is required.

Full refund for cancellations if the check-in date is at least 30 days away, less 3% to cover processing fees. 50% refund for cancellations made at least 14 days before check-in, less 3% to cover processing fees. No refunds for cancellations made within 14 days of check-in.
